Can NRIs buy property at Aiikya projects?
Yes. Non-Resident Indians (NRIs) and Overseas Citizens of India (OCIs) can freely purchase residential property in India under FEMA guidelines — no special permission from the RBI is required for residential purchases. Aiikya's team handles NRI purchases end-to-end, with digital documentation wherever possible.
How do I pay from abroad?
- Payments must come through banking channels in Indian Rupees — from your NRE, NRO or FCNR account, or via inward remittance from your overseas bank.

- Payments cannot be made in foreign currency or via traveller's cheques.
Can someone act on my behalf in India?
Yes — a registered Power of Attorney (POA) lets a trusted family member or associate sign documents, register the property and take handover for you. The POA can be executed at an Indian consulate in your country of residence and adjudicated in India.
Taxes & TDS at a glance
- Property purchase itself attracts standard stamp duty and registration charges, same as for residents.
- Rental income earned in India is taxable in India; most countries have Double Taxation Avoidance Agreements (DTAA) so you are not taxed twice.
- On resale, capital gains rules apply, and the buyer deducts TDS at NRI rates.

Repatriation
Sale proceeds of property bought via NRE/FCNR funds can generally be repatriated (up to two residential properties, per FEMA rules); other amounts can be repatriated up to USD 1 million per financial year from an NRO account with the usual CA certification.
